This is a no-nonsense handbook on how to get started and successfully manage a property acquisition and rental operation. It covers everything from finding, selecting, and buying properties, alone or with partners, getting them rent ready, finding the right tenants, managing tenants, through eventually selling. It also covers the major emergencies and pitfalls you'll be encountering along the way.

I've been doing rentals for a while now, and I learned a lot of this the hard way, and some of it through multiple books. It would have been great to have it all in one go when I was getting started.

And I still learned quite a few things from reading this book. I highly recommend it. It covers all the basics without dumbing them down, and progresses to the intricacies of managing a property rental business. It takes you all the way. I can't recommend it any higher than that. Do yourself a favor and buy it, if you're considering this kind of business, and more importantly, if you've already started.

I found "Getting Started as a Small Scale Landlord" a very informative book. I would prefer a paper version but the digital version works fine on my Kindle. The book seems to cover all aspects of real estate investing from single family homes up to four plex apartments. I'm sure a lot of the information covered is most likely used in most real estate transactions. I've owned a couple homes in lifetime but have yet to take the rental property plunge, Maybe this will get me going...

I wanted to read this book because I had decided to rent out my house, rather than sell it, when I moved to a different part of the country. I have no experience as a landlord and needed an overview of the process and the possible pitfalls. The author provided the information I needed through a summary of the steps involved in purchasing, repairing, renting, and managing properties as well as the unhappy possibility of evicting tenants. Champaign tells stories about his own experience as a landlord to make his point and provides summaries of each topic at the end of the relevant chapter. Although I thought he was too hard on tenants at first -- he often tends to take an adversarial tone, I found that I appreciated his perspective the more that I learned from his direct experience. The author has invested in rental properties in both the U.S. and in Canada. I'd highly recommend the book to anyone considering investing in rental properties or to someone like me who finds himself an unexpected landlord.

This is a well written book with good advice on how to manage rental properties. The author has experience, common sense, and has dealt with issues that he can advise new investors. He explains that being a landlord can be financially beneficial but it takes a personality that can say no. I suggest this book to anyone who is new to renting property.½
